Landlords

Our aim since 1991 has always been to provide a service that exceeds expectations. Much can be read about “cheap” deals that turn out not to be so. The press has highlighted the “hidden” fees problem for several years but at Hamlets we have always prided ourselves on the “inclusiveness” of our service and charges. Ordinary things like the inventory, folder of information for the tenant, most maintenance arrangements are included in our fees. You can see from our list exactly what is included in the services we provide.

We believe that trust and fairness foster the best working relationship between landlord and agent. Our management system helps give us the control we require but we feel that it is the directors Maureen and Elaine who are the core of the integrity based service that Hamlets provide and what clients who have been with us for some years have come to expect.

We are members of The Property Ombudsman Scheme and adhere strictly to code of conduct guidelines for letting Agents. We have Client Money Protection in place. Details of both of these can be viewed as follows: www.tpos.co.uk and www.clientmoneyprotect.co.uk.

Our Letting Options

  Full Management Letting only
Set up fee new tenancy

For rentals up to £650.00 pcm Letting fee would be £400.00 incl VAT (£333.33 + £66.67 VAT)

For rentals from £651.00 to £1000.00pcm Letting fee would be £475.00 incl VAT (£395.83 + £79.17 VAT)

For rentals over £1000.00 Letting fee would be £500.00 incl VAT (£416.66 + £83.34 VAT)

 

One month of rental to a minimum of £600.00 (£500.00 + VAT)

 

Monthly Charge 12% Inc VAT or minimum £60.00 (£50.00 + VAT)

Processing of applications
Tenant/Guarantor Referencing
Preparation of Agreements
Renewals for current tenants (Not necessary – Additional charge if required) * *
